Sawmill Business Park

Sawmill Business Park is a ground-up 12-acre industrial development being built on Highway 90 in Dayton, TX — 35 miles northeast of Houston. When complete, it will serve as a premier hub for heavy-duty trades, fleet operators, manufacturers, and commercial businesses requiring high-clearance, high-capacity industrial space in the greater Houston corridor.

Triple S is managing the full construction scope on this project — and that scope is everything. We started with raw acreage and have worked through every phase of development required to take land from its natural state to a functioning industrial park.

Triple S Scope of Work

  • Land Clearing & Vegetation Management: Full site clearing of brush, trees, and organic material to prepare raw acreage for development-grade grading operations.
  • Mass Excavating & Precision Grading: GPS-guided earthmoving to achieve the exact elevations, slopes, and drainage patterns required across 12 acres of industrial footprint.
  • Underground Utilities: Installation of water distribution, sewer infrastructure, drainage systems, and electrical conduit to serve each individual unit and the broader site infrastructure.
  • Structural Concrete: Reinforced slab-on-grade pours for every unit, engineered to support the full-weight loads of heavy machinery, vehicle lifts, and industrial equipment operations.
  • Stormwater & Drainage Systems: Site-wide drainage engineering including catch basins, subsurface drainage, and grade-controlled runoff management to meet environmental compliance standards.
  • Paving & Surface Infrastructure: Heavy-duty asphalt paving of all access roads, lot surfaces, and maneuvering areas designed to handle 53-foot trailers, dump trucks, and heavy equipment without premature surface failure.
  • Concrete Flatwork & Site Finishing: Walks, aprons, curbs, and finished concrete surfaces throughout the development to meet ADA compliance and operational standards.
  • Building Construction: Erection of the industrial bay structures featuring 20-foot high-clearance ceilings, reinforced foundations, oversized roll-up doors, and 3-phase electrical infrastructure.

Sawmill Business Park is being built to serve mechanics, fabricators, fleet operators, HVAC contractors, warehousing companies, and specialty trades looking for industrial-grade space in the Dayton and greater Houston market. Units start at 2,000 square feet with introductory pricing at $1 per square foot.

Emmett Expressway Business Park is an 11-acre ground-up industrial development located directly on the Emmett Lowry Expressway in Houston — one of the region's primary heavy-traffic corridors serving industrial operators, fleet companies, and commercial trades. The site is engineered for maximum operational utility, offering expressway access that minimizes deadhead miles and keeps fleet-based businesses moving efficiently.

Triple S is delivering the same full-scope construction approach here that we apply at Sawmill — from first clearing pass to final finished surface, with every phase of site work, utility installation, concrete, and structural construction managed in-house.

Triple S Scope of Work

  • Site Clearing & Demolition: Clearing and preparation of the full 11-acre footprint, including removal of existing vegetation, debris, and any prior site improvements standing in the way of new development.
  • Excavating, Grading & Sub-Grade Preparation: Large-scale GPS-guided earthmoving and precision grading to establish the correct elevation and drainage profile across the entire industrial site.
  • Underground Utilities & Wet Lines: Full installation of water, sewer, and stormwater infrastructure serving every bay and common area across the park, built to municipal code and engineered for long-term capacity.
  • Heavy Reinforced Concrete Slabs: Industrial-specification concrete pours for each unit — designed and reinforced to handle vehicle lifts, CNC equipment, heavy machinery, and the structural demands of daily fleet maintenance operations.
  • Asphalt Paving & Lot Construction: Full-depth asphalt paving of all circulation roads, parking areas, and maneuvering aprons — wide-radius designed to accommodate 53-foot trailers and oversized equipment with room to move.
  • Drainage & Erosion Control: Engineered stormwater management systems, site drainage routing, and erosion control measures installed to protect the site during and after construction.
  • Building Erection & Structural Work: Construction of the industrial bay buildings with 20-foot clear-span ceilings, reinforced structural foundations, roll-up door systems ranging from 9 to 16 feet, and full 3-phase electrical infrastructure in every unit.
  • Site Finishing & Flatwork: Concrete aprons, ADA-compliant walkways, curbing, and all finished exterior surfaces required to bring the development to occupancy-ready condition.

When complete, Emmett Expressway Business Park will house manufacturers, heavy-duty mechanic shops, fleet logistics operations, warehouse and distribution businesses, auto body and paint shops, and specialty trade contractors requiring professional industrial space with direct expressway access in Houston.

Cherry Creek Quarters

Cherry Creek Quarters is a residential subdivision development currently underway by Triple S Heavy Construction. We are managing the full civil site development scope for this community — from initial land clearing and mass grading through all underground utility installation, roadway construction, drainage engineering, and lot preparation.

  • Land Clearing & Site Preparation: Full vegetation management and clearing of the subdivision footprint to prepare raw acreage for civil grading and infrastructure work.
  • Mass Grading & Lot Development: Precision earthmoving to establish final pad elevations for each residential lot, roadway corridors, and drainage swales throughout the subdivision.
  • Underground Utilities: Installation of water distribution mains, sewer collection systems, and stormwater drainage infrastructure for the full subdivision — designed to meet all municipal code and subdivision plat requirements.
  • Road Construction & Paving: Full-depth base preparation and asphalt paving of all internal subdivision roads, cul-de-sacs, and access points serving the development.
  • Drainage & Retention Systems: Engineered stormwater infrastructure including culverts, detention features, and drainage routing to protect the subdivision from flooding and ensure long-term lot stability.
  • Lot Finish Grading: Final grade preparation on each individual residential lot to establish proper drainage away from future foundation locations and deliver builder-ready pads to the home construction phase.
