Sawmill Business Park is a ground-up 12-acre industrial development being built on Highway 90 in Dayton, TX — 35 miles northeast of Houston. When complete, it will serve as a premier hub for heavy-duty trades, fleet operators, manufacturers, and commercial businesses requiring high-clearance, high-capacity industrial space in the greater Houston corridor.
Triple S is managing the full construction scope on this project — and that scope is everything. We started with raw acreage and have worked through every phase of development required to take land from its natural state to a functioning industrial park.
Sawmill Business Park is being built to serve mechanics, fabricators, fleet operators, HVAC contractors, warehousing companies, and specialty trades looking for industrial-grade space in the Dayton and greater Houston market. Units start at 2,000 square feet with introductory pricing at $1 per square foot.

The site is engineered for maximum operational utility, offering expressway access that minimizes deadhead miles and keeps fleet-based businesses moving efficiently.
Triple S is delivering the same full-scope construction approach here that we apply at Sawmill — from first clearing pass to final finished surface, with every phase of site work, utility installation, concrete, and structural construction managed in-house.
When complete, Emmett Expressway Business Park will house manufacturers, heavy-duty mechanic shops, fleet logistics operations, warehouse and distribution businesses, auto body and paint shops, and specialty trade contractors requiring professional industrial space with direct expressway access in Houston.

Cherry Creek Quarters is a residential subdivision development currently underway by Triple S Heavy Construction. We are managing the full civil site development scope for this community — from initial land clearing and mass grading through all underground utility installation, roadway construction, drainage engineering, and lot preparation.
